Commercial Opportunities is a trading name of Symatec Ltd. The operator of this platform, and the party you contract with, is Symatec Ltd.

Commercial Opportunities is a paid advertising platform. We publish adverts supplied by owners and by professional agents acting on an owner's instruction.

We are not an estate agency and not a broker. We do not take commission, negotiate transactions, value assets, give advice, handle offers or hold deposits of any kind.

The fee to advertise one opportunity is £99 in total. No VAT is shown. No further fee is payable on completion of any transaction. When you submit an advert you authorise £99 on your payment card. This places a temporary hold; the amount is captured only if and when we approve and publish the advert.

Payment is taken before our review. Paying the fee does not guarantee that your advert will be published.

Where an advert is approved, the 60-day advertising term begins on the day it is published, not on the day payment is made.

Where an advert is rejected, or where we request changes, we cancel the uncaptured £99 authorisation and no payment is taken. Your bank may take several days to remove the pending hold from your available balance. Where changes are requested, a new £99 authorisation is required when you resubmit. Where £99 has already been captured, a refund is made only in the exceptional circumstances described in this policy. We may, at our discretion, publish an advert as a complimentary 60-day listing with £0 charged.

We may invite selected advertisers to use a promotional code entitling one advert to a 10-day introductory listing at no charge. This is a separate promotional benefit and is not the standard £99, 60-day product. Codes are issued at our discretion and in limited numbers, may be used once only, may expire or be revoked before use, do not guarantee approval or publication, have no cash value and are not exchangeable for money. Where a code is used, the 10-day term begins on the day the advert is published and the advert ceases to be publicly visible when it ends. The advertiser may then continue on the standard £99, 60-day term, retaining the advert content already supplied, subject to our review.

You must be the owner of the opportunity advertised, or a professional agent appointed by the owner with instruction to advertise it. You confirm this at the point of submission.

Information you supply must be accurate and not misleading, including the section, category and transaction type applied to the advert.

You must not upload confidential financial packs, customer databases, employee records or private lease documents to this platform.

We may request changes, reject, pause, expire or remove any advert at our discretion where these terms are not met.

Adverts are supplied by third parties. We do not verify trading figures, rents, yields, lease terms, planning status or licences.

You must carry out your own legal, financial, planning and property due diligence, and should instruct your own solicitor, accountant and surveyor before committing to any transaction.

Nothing on this platform constitutes an offer, a valuation or professional advice.

Enquiry forms collect your name, email address, an optional telephone number and your message. This is passed to the advertiser so they may reply directly.

Advertiser email addresses are never published on the site.

Requests for confidential information are passed to the advertiser, who is solely responsible for qualification, any non-disclosure agreement and the exchange of documents outside this platform.

You retain ownership of photos, videos, floorplans, brochures and other media you upload. You confirm that you own the relevant rights or have permission to use and license them, and that their publication will not infringe another person's rights.

You grant Symatec Ltd, trading as Commercial Opportunities, a worldwide, non-exclusive, royalty-free licence to store, reproduce, crop, resize, format, display and distribute that media as needed to operate, promote and improve Commercial Opportunities, including reuse in our website, listings, social media, email and other marketing materials. This licence continues for as long as reasonably needed for those purposes, including after an advert ends, unless you ask us to remove the media and we have no legal or operational reason to retain or use it.

We may remove, replace or decline to use media that is unlawful, misleading, unsuitable or no longer authorised. You remain responsible for obtaining any permissions from people, property owners, photographers, agents or other rights holders represented in the media.

To the fullest extent permitted by law, we are not liable for loss arising from reliance on the contents of any advert, or from any transaction entered into between a buyer and an advertiser.

Nothing in these terms limits liability for fraud or for any liability which cannot lawfully be excluded.

A signed-in user may save adverts to their account and see a history of the enquiries they have sent while signed in. Enquiries sent as a guest are not kept in any account.

We send transactional service messages relating to your own activity, such as enquiry confirmations and, for advertisers, publication, term-reminder and expiry notices. These are part of the service rather than marketing.

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
